CGD produce in-house design studies and sketches to test ideas for your site.

The studies are drawn by hand and improved a number of times until a design concept starts to take shape. The design evolves and ideas are improved through an ongoing process of review, response and collaboration, both in house and together with our clients.

STAGE 01 | CONCEPT DESIGN

To commence your project, CGD photograph and analyse your site and together with surveys and site measurements the existing conditions are compiled and understood. Your project brief is explored and design studies are produced and improved before concept design options are produced in 3D.  Preliminary forms and spaces are created and can be visualised in 3D as your project starts to comes alive...

STAGE 02 | DESIGN DEVELOPMENT

Moving forward from the concept design stage, the proposals are developed and the design becomes more resolved.  Areas are calculated and adjusted, consultant documents are co-ordinated, shadows are projected, reports are compiled, and external materials and finishes are selected as the building becomes defined. 

The design is developed and improved throughout the process until the planning approval DA development application submission is made.

STAGE 03 | DETAILED DESIGN

Following planning approval the building details are resolved.  Construction assemblies are agreed and detailed engineering co-ordination is undertaken.  Dimensions, codes, building and detail set outs are added to the documentation. Schedules and specifications are produced.  The consultant team documents are prepared for a CC Construction Certificate application.

STAGE 04 | INTERIOR DESIGN + DETAILS

With 3D CAD technology, you can truly understand the look feel & design of your internal spaces.  The selection of interior finishes fixtures and equipment is no longer guess work as the kitchen bathrooms and internal finishes are considered and agreed in 3D.  Samples and images are presented before selections are scheduled and documented for tender.

STAGE 05 | TENDER + CONSTRUCTION

Documentation is compiled for CC Construction Certificate approval.  Builders are invited to tender and a contract is signed for the construction of your project.  With construction underway, CGD provide site attendance and contract administration services as required to suit your experience, your expectations, your time & your budget for consultant services.

To assist with each client’s individual experience, their expectations, their time and their budget for consultant services, Costello Graham Design provide the following 4x architectural service options with 4x fee structures:

CGD offer lump sum and hourly rate architectural services.
The percentage shown represents the break-down within the architectural service fee. The breakdown is varied to suit the specifics of each project.
